HUD Section 184 Indian Home Loan Guarantee
A mortgage from a HUD-approved lender for an eligible enrolled Native borrower or tribal entity, backed by HUD's Section 184 guarantee. It offers a low down payment and no annual guarantee fee, but requires an eligible area, primary residence, manual underwriting, and a 1% upfront guarantee fee that may be financed.
- Down payment
- Down payment is 2.25% for loans over $50,000 and 1.25% for loans under $50,000; a 1% upfront guarantee fee can be financed, with no annual guarantee fee for loans closed on or after July 1, 2023.
- Credit context
- HUD uses manual underwriting and market-based rates rather than pricing based on the applicant's credit score. An approved lender still evaluates credit, debt, stable income, and repayment ability; no universal numeric score is published on HUD's borrower page.
- Income rules
- No general income cap is published. Borrower must be an enrolled member of a federally recognized Tribe or other eligible Native entity and use an eligible program area and primary residence.

How repayment works
Your monthly housing payment usually includes principal and interest, and may also include property taxes, homeowners insurance, mortgage insurance, and association fees. Your lender’s written Loan Estimate and Closing Disclosure control the actual costs and terms.
A lower advertised down payment does not necessarily mean the lowest monthly payment or lowest total cost.
