Protecting yourself
Match the question to the duty: counselors for readiness (free), lenders for qualification and pricing, agents for the deal, attorneys for contracts and title oddities, tax pros for taxes.
A working router: "Am I ready, and what's my plan?" → HUD-approved counselor, free. "What can I borrow and at what cost?" → lenders (plural). "What should I offer, and what does this contract term mean?" → your agent. "This contract is unusual / this is a legal right / the title has an oddity" → a real-estate attorney. "How does this affect my taxes?" → a tax professional. "Does my household qualify for this program?" → only the program administrator can say.
The pattern behind it: ask the person whose DUTY matches the question, and notice when someone answers outside their lane — an agent interpreting tax law, a lender declaring you don't need an attorney.
