The money
Area Median Income — the middle household income for your metro area, published annually by HUD. Programs set their income limits as percentages of it.
When a program says "at or below 80% AMI," it means your household income compared to HUD's published median for your area and household size. The limits differ by county and family size and are updated every year — a family of four faces a different number than a single buyer, and Montgomery County's numbers differ from Baltimore's.
Two traps: people assume they earn too much without checking (the limits in high-cost areas are higher than most people guess), and people compare against the wrong geography (HUD assigns some counties to metro-area limits).
