The paperwork
The five-page final version of your Loan Estimate, delivered at least three business days before closing — deliberately in the same layout, so you can compare.
It contains the final loan terms, every final cost split between buyer and seller, a "did this change?" table for your cash to close, the loan's standing rules (late fees, escrow), and final APR and five-year figures.
The three-day rule is a consumer protection with teeth: certain significant changes restart the clock. Use the days — page 3's comparison table literally flags every changed number for you.
Bring questions to the table, not just a pen. "Explain this line" is a normal, professional request, and every person in the room has answered it a thousand times.
